  2. Hi I can fully understand as this has all probably taken its toll on you as its been going on that long so you just take your time and you have done a fantastic job in dealing with all this. As for the Ombudsman I would give them a wee prompt to ask what is happening or a wee update. You take good care of yourself
  3. Hi You need it in writing from the Letting Agent that if you move out before any Court Proceedings and handover the property properly to them with a Check Out Handover there will be no additional fees. You want this in writing from them not over the phone.

  5. Hi Have you contacted the Council Occupational Therapy and arranged an appointment for them to come out and do an assessment on you and the property. This is where you can put to them all the issues you are having with the property and what you need to be done or moved to a more suitable property these are the people that can put a lot of pressure on the Housing Association to get works done so the property is more suitable for you to remain living in that property or they can tell them that they need to move you to a more suitable property.

Hi You have made that Formal Complaint so again title a letter Formal Complaint and refer to that previous Complaint letter I done for you in post#4 here and you are still awaiting a written response and will only accept a written response. Also in that letter ask them for a copy of the following: Complaints Policy not the leaflet. Equality and Diversity Policy not the leaflet. Right to Repair Policy not the leaflet. Repairs Policy not the leaflet. List of your Alternate Repairs Contractors. If you are unable to provide any of the above then I require full written clarification as to your reason for failing to supplying these.
  7. Hi Thank for the update appreciated. As for the next door property causing damage to your property due to the disrepair I feel you are now going to have to get someone in to inspect your property and do a report for you as to what is causing the damage i.e. the disrepair issue with the property next door are causing these. You are going to need reports clearly pointing out the damage to your property is caused by the disrepair in the next door property before you can take further action against that Landlord of that property. If you have Insurance for your property and it has Legal Advice also have a chat with them on this matter. As for the Tenant next door (get them to join CAG and tell us what is happening) as for the Rent increase a couple of days after they asked for repairs I do hope the Landlord carried the rent increase out properly. Show the Tenant next door or give them the following link: https://www.gov.uk/private-renting/rent-increases That Tenant should not be scared to ask for repairs that need done again tell them to join CAG and tell us their story on this and point out to them that our advice is free and they remain anonymous on CAG if worried about that Landlord.

Hi Yup get that in writing What they say about if they made your parking bay into a proper disabled bay is correct anyone that anyone with a Blue Badge would be entitled to park in that Disabled Bay. I had a neighbour that got a Disabled Bay put in and others with Blue Badges were parking in it and they complained to Council and were told the exact same and even I told that neighbour it would happen and it did.
  10. Hi Can you just clarify I understand they will hold off on Blue Badge issue until a Medical Report but I assume the Council stated you can't have a Disabled Spot as you have a Driveway? If this is correct ask them to put that in writing to yourself

Hi Have you also contact the Local Council Private Renting Dept for the area that the property was and simply asked them if that Landlord is registered with them as this is now a legal requirement in the majority of the UK now that all Private Landlords renting properties are required to be registered with the relevant Local Council.
  12. Hi Right you need to make another Formal Complaint responding to there response and asking that your Complaint is now escalated to a Stage 2 Complaint. You point out the issue with the Parking and attach copies of there emails stating that it is your Driveway which they have confirmed in numerous emails so why in there response has that suddenly changed. Have you contacted the Local Council and arranged an Occupational Therapy Assessment? Have you due to your childs Mobility issues applied for a Blue Badge from the Local Council?

Hi My own Dad went into a Care Home during COVID and what seems to be happening with your Father at the moment at the present Care Home is he is there for an assessment to fully understand his needs as to what specific Care Home he would require as all Care Homes offer different levels of services for different medical condition. Now this part I am going to tell you is very important NEVER EVER let Social Services Dictate to you or your Mother what Care Home he is going into as it is your choice (they tried similar with myself until I put them in there place and told them which Care Home my Dad was going into). So do you research as you already know your Dads different Medical Conditions look into the different Care Home near where you want your Dad to be look at there websites, check reviews, give them a call and have a chat to see if they have spaces and would they accept your Dad, the ones that say they can arrange to visit and view the Care Home also check the quality care commission website for each care home to see there inspection reports As stated DON'T let Social Services Dictate to you which Care Home you tell them as all Social Services are interested in is getting them off there books and into a Care Home and don't really care where it is. They tried exactly what has been done to you and didn't like it when I pointed out I have Lasting Power of Attorney for both Financial and Medical and my Dad will go to this specific Care Home not the one you want that is a single room with one bed only. The Care Home I got my Dad in to his room was fully ensuite, built in wardrobes, TV, Wifi, the Care Home facilities had Day rooms, Hairdressers, Cafe, Cinema, small shop, enormous Gardens to walk around which also had a few large huts that were full double glazed so you could sit in there and enjoy the view of the gardens. I know where you are coming from as this was a completely alien area to myself when my Dad had to go into a care home after breaking his hip and being sectioned in Hospital under the Mental Health Act (ended up my Dad had Dementia) You take care of yourself
  14. Hi I have to agree with dx100uk How they suddenly came to the conclusion it is rising damp and that we may need a new damp proofing course really. Also the excuse of multiple forms of damp they are unable to make an insurance claim really. 1. Write and ask them for a copy of there report that states it is rising damp and that we may need a new damp proofing course . 2.   17. Hi I can appreciate your point of view on this but 1. Those electricians that may have said the c2 fault has been like that for 30yrs how exactly would they know that as they wouldn't. 2. The Housing Association are going off their contractor that they employed to carry out the test and their report and have deemed a full rewire is needed. 3. You have not actually provided any written evidence bar what you have been told verbally to the Housing Association which they will class as hear say. 4. If you do refuse the full rewire the Housing Association may go down the route of you are in breach of your Tenancy Agreement 5. If they do still insist on the full rewire it does not stop you putting some thing to them that there contractor must ensure is done and they agree to this in writing to you i.e. a) A list of the works for each day of the rewire and which rooms will be work in on each day. b) the contractor must ensure that everything is covered and protected from dust etc. c) the contractor must ensure to clean up there mess at the end of each day. d) you must have a point of contact and a phone number to contact them during these works. e) any damage caused by the contractor during the works must be rectified by that contractor. f) it must be taken into account by there contractor and Housing Association that you suffer from asthma which dust during these works will set off. What you need to do is follow the Housing Associations Complaints Procedure and put all this into a Formal Complaint in writing which the Housing Association has to log and is open to view by the Regulator on inspection. Make sure you title your letter "FORMAL COMPLAINT"
