Hi,

 

I have a couple of questions regarding an assured shorthold tenancy which was for 12 months signed a few years ago, and has now lapsed into a statutory periodic (monthly) tenancy since expiration. 

 

Landlord has said that they wish to increase the rent, and I believe they want to increase by more than 30%, which is way above the market rate for the area and similar properties.

 

I need to confirm the notice period they have to give for us to leave the property if refuse to meet the exorbitant rent demand (i am willing to compromise but not as high as they want) , as reading around some information states a notice to quit of 4 weeks, however other information says minimum months notice.

 

Additionally, i have also realised the deposit was never protected (i have checked all 3 schemes).
