Do I claim for minor flooding in my home?

Hi,

 

Last Saturday 27/07/13 my front room flooded due to a freak storm and a blocked drain in the road just outside my house. An expensive rug was ruined and a few of the laminate flooring slats have started to bubble where the water started to soak in.

 

We are going to be selling the house very soon so the affected slats will have to be replaced but my question is; if I claim on my home insurance will it show up that the property has flooded when the buyers solicitor carries out the local searches or not?

Yes if you claim for flooding it will get noted and could cause you problems. You should report such claim events to your Insurers, but I understand why people don't. Also you should tell any buyer of your property, as if they found out about this later from your neighbours, you could get sued by the buyers for not disclosing something, which may have affected the value of the property and/or increased future costs, causing them a financial loss.

 

Suggest that you see what you can do to sort out the damage and make sure the drain is properly cleaned out, so that this does not happen again. If you speak to your Solicitor, they will tell you that you have to advise the buyer. so it is up to you to weigh up the position.
