Hi

This is my first post and its a pretty long winded story so bear with me!!

Right better start at the beginning

Me and my partner live in rented accomodation. We pay rent via a Letting Agency and are Landlord is based overseas.

In February are Boiler broke down on a Friday Morning.

Engineer turned up following day got the boiler working by sticking a screwdriver in the fan to get it turning. He advised us it would only last half an hour before it overheated and switched itself off.New parts were required which he would fit on monday.Without going into mega detail 12 days later with no heating or hot water and the purchase of 2 heaters we finally got a new boiler. As a result of this my partner was nearly admitted to hospital with a severe chest infection.

Suffice to say we werent to happy and put are feelings in writing at the end of february.

We're not money grabbers and up to this point the Letting Agency had been brilliant all we asked was for an apology and a refund for the radiators.

We had no response until June when are Landlord called to say we chose not to use the boiler and it was left in working condition.

2 weeks after that we were sent a letter advising us £15 would be reimbursed as a gestur of goodwill.

19/09/06 We still havent received a cheque.

Now are Tenancy Agreement is due for renewal and rather than send £45 for administration fee i want to send £30.

Basically if anybody could give some ideas on what you think i should do/ how to proceed.

I have all the info recored of what happened in the 12 days we were without heating just dont want to add another page to what ive already written.

Any help would be appreciated!

poisoned_monkey,in reply to your post:

I would suggest that you draft the following letter:

(Send the cheque with the letter written below to the agent by recorded delivery post.)

Ref:Tenancy Admin Fee /Boiler Goodwill Payment

Property Address:

Dear xxxx,

Please find enclosed the cheque for the sum of £30 instead of £45 with £15 deducted as per the agreed goodwill gesture on your part regarding the boiler problem in our property.

We trust this is acceptable and look forward to hearing from you by return.

We are renewing our tenancy mainly because we are extremely happy for having your company as our managing agents and would not hesitate to recommend your excellent service to any of our friends.

Many thanks for your attention. It is highly appreciated.

Yours sincerely,

A few further points:

1.Do not worry about an apology you seem to have a good relationship with this agent so keep it that way.

2.When you send a letter like this to the agent, the agent will

a.forget about the £15 and think about more new business!

b.hopefully,treat you even better!

3.By the way, there is nothing wrong with recommending the agent to any of your friends if you wish.

Anyway,I hope you find this information useful.

If you need any more help, just ask.

Keep us posted.

Al the best!
