What do you think would be a fair rent to charge a person living in the house on a LODGER basis, renting a large furnished double room? The rent is to include all bills apart from food. They will have kitchen access and access to a communal lounge. They will share a bathroom with the family. They will be able to use the washing machine and fridge-freezer, and the garden. Broadband and Cable TV are included in the rent. The house has a gas safety certificate.

well it depends on where you live.

 

remember under the rent a room scheme you're allowed to charge up to about £350/month before you become liable for tax. i can't remember the exact figure, my work pc blocks most websites - google it :)

 

i used to pay £300 for a room, that was in birmingham. i know the going rate is about £350 in oxford.

The property is in the West Midlands, north of Birmingham.

 

I'm charging a bit less than the Birmingham figures that you quoted. Didn't want to diddle them, or me!

 

I also have another lodger in a smaller room who pays less.

 

Think they are probably reasonable rents then.

I used to rent out a room on a LODGER basis.

 

I charged £55 pw excluding phone bills but including all gas/elec etc.

 

I rented to students.

 

North Bham too !!!

 

I stopped the lodging a year ago, so I guess £60 would be what I would charge now. Depends on what you offer to the lodger, Broadband, other facilities etc

Been through the system. Keep going... it works !

Hi there, thanks for your reply.

 

They have wireless Broadband, cable TV, washing machine, fridge-freezer and the rent includes everything except food. Telephone calls are permitted if they ask first.

 

I charge £65 for the double room and £50 for the single.

 

We are in Wolverhampton north of Birmingham.

 

From what others have said it seems reasonable.
