I moved into a rented property  several years ago and the garden shed was already in situ. It has now deteriorated to such a condition that it needs replacing. My landlord has said that it is no longer their policy to replace sheds in tenants properties. I would like to know if a shed counts as a fixture and is therefore the Landlords responsibility under the tenant and landlord act.

Looking at the RICS website, it seems the shed could be a chattel.

Please tell us some more about what you're trying to achieve and what you tenancy agreement says about fixtures and chattels, also what it is you're trying to achieve.

Agree that it depends on what the tenancy agreement says and  also whether the shed was mentioned in the original letting advertisement. 

 

If the landlord does not have to install a new shed, if you need to have one, buy a metal or plastic shed and when you move take it with you.
