  1. Been repossessed 5 times this year, I know record time. In my world anyway! Wrote to one company i.e. Blenheim, that have stated that I am owed 400 pounds in excessive mortgage fee arrear charges. NRAM, claim their charges were fair. Just wondering what I can claim on, and I really want to go further with NRAM. Any ideas?
  2. Hi all; I have a mortgage from Nram & an unsecured loan with them also (together mortgage), & a secured loan with Black horse which Nram agreed to. I was made redundant 3 times in succession & I'm working now & hubby works also, we never got straight. Went on interest only & reduced payments, but now they say they cant help us any more. We got a repossession hearing & went to mortgage rescue so it was stopped but mortgage rescue fell through at the last minute due to repair costs. The advisor at mortgage rescue told us to stop paying everyone & find somewhere to live because they would start repossession proceedings again now. Found a house to rent but cant get it because our credit rating is worse than bad & we havnt a guarantor. the council wont rehouse us. got a letter from Nram saying they want to send an advisor out to discuss, if we dont agree they will charge us (is that lawful?). Im happy to see the advisor but dont know what they will do, they refused to extend our mortgage term as hubby is 52 now. we can meet the mortgage but not the secured & unsecured. If we get reposessed they will between them lose about 60k, its mad. dont know what to do
  3. Well.. Moved from London back to Birmingham in 2008, I owned my property so I approached an estate agent to find the tenants. They did so, everything went swimimingly until May 2011 when the tenants split up and the (lady) remained in the property. She was receiving housing benefit so the rent was being paid. In Sept 2011, she told me that her benefits were being reviewed and there has been an overpayment and that she will now be receiving £199.00 per month (rent is £770). I spoke to NRAM and they told me to continue to pay what I can. I paid £50 a month (Contractual mortgage £495.00). In December 2011, I started proceeding to evict the tenant Section 21B, Eviction notice, Baliff warrant etc, this was concluded in April 2012. In the meantime NRAM started legal proceedings against me with a court date of 8 June 2012. Tenant was out in May 2012, and I was able to arrange for the property to be leased for 3 years, guaranteeing rent and they performed all the work to restore the property to its pre rental condition, but the Leasers said that if the costs were above £2000 then I would have to pay the remainder which was £800. With the court date looming I managed to convince NRAM that the going to court was not necessary given that I had leased the property out and their would be guaranteed rent. I kept NRAM informed of everything that I was doing, including giving them the lease so that they knew how much I would be receiving in rent each month and the conditions. The payments from the Lease agreement were due to start in July, but they started to collect my contributions towards the works they had done to the property. This meant that I was not able to make the contractual mortgage payment because I didn't get anything from the rent. I told NRAM and they asked me to provide evidence of the payment schedule which I did. They won't accept it and have involved the official receivers. I told NRAM that I didn't want Templetons involved and on 3rd August I paid the contractual payment and have paid on time ever since. I wrote to Templetons telling them that I will only deal with NRAM and that I had made a formal complaint to NRAM. On the 8 Sept, I was informed by the leasers that baliffs had gained entry to my property with the intention to change the locks. I contacted Templeton to ask them what is going on and they said that tenant had showed them the tenancy agreement and that they were trying to get the tenant to pay the rent directly to them. I think the council pays the Leaser so how the hell are they going to make the tenant pay directly to the official receivers? I tried to get them to explain but they still seem hell bent on pursuing the tenant which seems ridiculous. As it stands, Templetons have said that they don't have to give me updates on the property, that they will start collecting rent from November and will continue to be involved until NRAM says so. I want NRAM to de-instruct the official receivers, do you have any advice on how I can get them to do this?
  4. Hello I have just joined this website and would be very grateful of some assistance and advice please. I have 2 properties with mortgages with NRAM, they have notified me they are going to "help me" by appointing an LPA receiver. I have read previously on this site that it is possible to apply for a court order to prevent this using N244. Does anyone have any experience of this please? Any ideas on success rates. I have communicated constantly with NRAM and find there seems to be a change of strategy and they want the mortgages off their books at any cost to either party even though there is substantial equity in one of the properties. Any advice or help would be greatly appreciated. Thank you
  5. After just 1 letter to NRAM, they are upholding the complaint and with the 8% interest, they are coughing up £5100. However!! I have been on a reduced payment plan with them for the last few years and this means that there are £4900 arrears on the loan to be paid. They have offered to either, offset the payout against the arrears and pay us the remaining £200 or pay us the whole £5100 but the remaining loan amount of £5200 will need to be paid within 2 months. I have a couple of questions: 1. can I not continue on the reduced payment plan and take the £5100 2. if I offset the amount against the arrears, can I pay the remaining few hundred pounds of the loan on the reduced plan We are so happy with the success, just trying to keep a level head and not take the money and run!!
  6. Hi I hope someone may be able to offer some advice as I've been twice to the citizens advice but it's been so busy I've not managed to speak to anyone. We are six months in arrears with our mortgage with NRAM, and know that due to ill health and a much lower salary we can not afford our home. As well as being approx 40k in negative equity. As we were previously bankrupt we have it in writing from NRAM that the shortfall will be included in our bankruptcy which basically means we can walk away owing nothing. However we have been saving like mad for 6 months rent we are also registered with the council to bid on houses and have the highest priority but as with all councils there is a shortage so are no relying on that. We received our letter before action on the 24/08/2012 but I have no idea what happens now, we need to know how long it will take before we have to leave and if we were to leave before being thrown out would we be entitled to any Housing benefit seeing as we still own our home, I did think about sending the keys back but was told not to don this as the council would lower our priority. I'm sorry if I'm coming across as a bit confused, I'm finding all this really difficult my DS is disabled and I have no idea what I should/shouldn't be doing. I have no idea how long the whole process takes and when realistically should I be looking at rentals. The area I need to stay in for schools/hospital does not have many rentals. I'm just so scared we'll end up on the street. Thanks
  7. ]Please, please can someone help? My husband has e a property which has been rented out for over eight years with no problem, until about a year ago when he was made redundant and we struggled financially. We have been trying to negotiate with NRAM, and have offered the £200 additional mortgage payment they require to clear the arrears in two years. However, about six months ago they said we did not have a consent to let and asked us for tenancy agreements etc, which we supplied, and then heard nothing more. Yesterday, when we were on the verge of making an agreement with them over the phone, to stop the repossession hearing which is next Tuesday, they told us the consent to let had been declined, and therefore we cannot make any arrangement with them. The reason we want to hold on to the flat is: one, we have a young lady tenant who has a baby, and we don't want to make her homeless, and two, our marriage is breaking up and we are trying to sell the home we live in, and then my husband wants to return to his flat. I am at my wits end, and feel like giving up on everything, as it is all getting too much for me. Can they refuse to negotiate a payment arrangement with us - I suppose they can as they say we are in breach on our mortgage conditions?

Sar'd Norhtern Rock as have loan and mortgage with them, sent the letter template from here with the wording "if you require a fee blah blah" becasue I had so many to SAR I didn't want to put cheques in them all as I know from previous experience (reclaiming bank charges) some creditors waiver the fee. I have had no response by letter but they do keep ringing my mobile (which i don't answer as I don't want to say ANYTHING on phone) Wrote again 13th June and gave them 14days before I reported them and told them to communicate only by letter but still no repsonse so sent a copy of original SAR on 14th July but this time I enclosed the £10 fee. I have told them on this one that after 40 days I will, without warning take court action to force compliance and as I have now enclosed the fee which I assume is the only reason you have failed to action my request, I expect my request to be actioned without further delay. Lesson to oneself - Always send a £10 fee in the first place it's a lot quicker! (and saves on stamps sending chasing letters recorded delivery at £1.55 a time!)
  9. Hello, I've been threatened by NRAM with repossession as I was behind on my mortgage. It was a Herculian effort to clear the arrears by Aug 1 - a day before the scheduled eviction. But I did. On that day, they told me that since I had paid the arrears, I could pay the August installment by the end of the month. Today, I received a text from them to contact them "urgently". So I did. They went back on their word, and said that August was already overdue. The woman on the phone was clearly not capable of handling the call, but when I asked to speak to a manager, she insisted she was perfectly capable of handling the call. She said that I had to make the payment in order to change the payment date. Not only was she incapable of seeing the flaw in the logic, she also refused to acknowledge the arrangement from two days earlier. I now intend to complain. Where do I start? I am happy to take this as far as possible, as NRAM has been unreasonably aggressive with me over the past three months. Many thanks.
  10. Hi, I am looking for any advice please and thank you in advance. I have a mortage with NRAM and I have been paying 'part interest part payment' since Jan 2011 which amount to £1097pm. I was originally on 'repayment' but my wife gone back to full time studying and I found it hard to meet the full payment hence coverting my mortage payment. she has finished now and looking for work and I requested NRAM to extend the agreed repayment methods for another 3 months (end of Oct) but when I spoke to them they asked me to do the followings in order for my application of extention to be considered: I have a payment plan with debt management for my unsecured loan which comes up to £400 a month (40k loans) which I included on my 'hard ship form'. when I called NRAM, they said that I pay too much towards my debts and I require to reduce their monthly pay if I want to be considered for an extention. I called debtline payment plan and we reduced the payment to £210m and called back NRAM to let them now that I did what they instructed me to do. BUT when I give them the new payment plan figure, they said now I am able to pay the full mortage repayment as I have surplus money.. I was livid as I felt they tricked me into doing it and I felt very angry twards them. The thing is our total income is 2100 and if I pay the full payment of £1490 plus £210 then all what we left with is few hundreds to survive a whole months with travel food etc. I just do not see how they worked it out and why advise me to follow their instruction but had another agenda. I am not sure if anyone had the same experience but I requested NRAM to listen to the conversation that I had with one of their employees and the advice given to me and am calling them again on Friday. any ideas would help greatly. thank you
  11. I took out an unsecured loan for £1000 along with my mortgage in 2005 with Northern Rock. I recieved a letter from NRAM Debt Recovery department on Thursday (out of the blue) stating that i have defaulted on this loan and because i have not responded to previous letter?, it has been passed to the Debt Recovery Dept!! However i have been paying this loan for 7 years now and according to my last statement I still am! I explained this to NRAM over the phone and even the man i was talking to on the phone said it was probably i mistake. My problem is that i have been waiting 3 days now for an answer from them with no success,i have rang them numerous times only to be fobbed off. I have always kept up to date with my payments and have not defaulted. I am going on holiday this week but i am stressed about this debt and feel helpless, can anyone give any advice please?
  12. Hi, I took out an unsecured loan with Northern Rock Sept 2004 and kept payments up until I had to leave my job due to illness March 2007. I paid over £6000 off the loan which was £25,904 including interest,I refused protection insurance so there is no ppi. Although when I refused insurance NR put up the interest rate before the loan was agreed. I could not afford to pay an extra £90 pcm for insurance that I thought I would never need (how wrong was I lol). I still owe over £19,000 which is more than I borrowed without interest. I currently pay £3.00 pcm through a standing order which was set up April 2007 no interest is being added. I have not contacted them since June 2007 and not acknowledged any correspondence from them either. I will never be able to pay this debt off and hate it hanging over my head. If I stopped payments late 2013 would the debt be statue barred (I think that's the right term). In 2013 it will be over 6 years since I contacted them or acknowledge any correspondence from them. I have other much smaller debts and pay token payments to them and again have not contacted or acknowledge contact since 2007. Some of the debts have been sold on and I don't have a clue who I originally owed the money too. I do get letters (to old address) but ignore them they cannot phone because I changed my number and have moved house. We really are struggling with money as my health has deteriorated and I am now registered disabled. My wife cannot work as she cares for me so all we have coming in is benefit money and that will not change as my conditions are progressive. One of conditions can be triggered by stress so I do not want to cause problems with the debts unless I am sure we are over the 6 years. We are just trying to find ways to save money as we are now getting behind with utility bills. Any advice would be appreciated.
  13. I received a letter dated 17 Feb from Northern Rock Asset Management PPI Review team. The letter states that I was sold PPI during the period 14 January 2004 and 18 March 2008 and invites me to request a review of my policy. They provide a checklist where I can select the possible misselling criteria that might apply to me. My memory is sketchy about the loan I had with Northern Rock and I think I paid it off early. I have no recollection of taking out PPI as it would be something I would generally decline. My initial thought was that this was a genuine attempt by NRAM to rectify any misselling incidents however another poster has mentioned NRAM are doing this review for a 30% fee. There is no fee mentioned in the letter I have received. Does anyone know anything about this as I am sure I am not the only person to have received such a letter. Thank you
  14. Morning. I'm just looking for a bit of advice please. I am due to start maternity leave in October and I have asked NRAM for a maternity break, however they say that I may not qualify because my mortgage is one month in arrears (it was 2 months from losing a second job last year, but I have been regularly paying for almost 12+ months), and I would need to bring it up to date. I am concerned because although I get an enhanced payment from my employer but I am going to struggle with the payments for Dec - March. I am only taking 6 months from work, and will be returning to normal payments after this. Any advice on how to challenge or how to meet the payments please?

Hi, Long story which started with the following threads regarding mine and my wifes loans with Northern Rock http://www.consumeractiongroup.co.uk/forum/showthread.php?198906-Court-Case-2-Northern-Rock http://www.consumeractiongroup.co.uk/forum/showthread.php?201020-Court-Case-3-Northern-Rock-(-Eversheds-) The main crux of these cases was to do with PPI being added, and to cut a long story short we ended up settling the day before court and a Tomlin Order was issued for both myself and my wife. As this was before it became widely known of the PPI [problem], we incurred a lot of costs due to the track decided by the judge, and for risk of having more costs, we settled...naively! We made payments up until April last year when I was made redundant for 4 months, and to be hones...I think both they and we forget about it for 8 months before they came looking again. We are 4 months in arrears with the mortgage due to the redundancy,have never caught up unfortunately, so these debts were not a high priority despite the Tomlin. Now however, they have gone straight for an interim charging order. I found this out from a 3rd party lowlife company offering to help.. I had no idea and the court papers didnt arrive until nearly 2 weeks later. I dont know what to do next to be honest. The irony is that the PPI we are now claiming back may well cover the debt owed.. andI am wondering if this is justification for obtaining a set-aside...or having the proceedings stopped? Any help would be gratefully received and appreciated. I have uploaded all the documentation I have received recently, including one from the land registry. The mortgage is in both names, so I believe they cannot obtain a full charging order? They have also written to my wife to say her ineterests wont be affected (not sure what means..or how they work that out?)   16. I recieved a letter today (22nd June) from NRAM PPI review team which was dated 1st June. It stated that I had not responded to a letter where they had offered to refund premiums paid and interest, plus 8% simple interest. I sent my original claim in around 10 weeks ago. I telephoned them this morning to let them know I had not received the original letter with their offer of a settlement and after being put on hold for about 20 minutes was told that the letter had been sent in error to thousands of people! How should I respond? Surely a written letter stating that their review found no evidence that I was given sufficient information to make a fully informed decision is binding? Any advice would be greatly appreciated.
