PDL's preventing a Mortgage - registered to a wrong address? - removal?

Hello my situation is as follows.

 

 

I have recently managed to pass the 6 year mark on most of my two relatively small debts.

 

 

I have a CCJ that was paid but remains unsatisfied on my CRA that is just over 5 years old.

My partner and i are looking to apply for a mortgage we have as a deposit £17 - £20,000.

 

I was thinking about the CCJ and i remember years ago i was sent a letter by Northumbria water threatening to take it to court

and i managed to prove that it had been paid.

Could they have still sought judgement on this?

 

I have no paperwork left to prove that i paid it,

but it was at a time when i was living with friends in student accommodation

and because they were late getting their chunk and i didn't have the full amount

we got the late letter and CCJ threat.

 

 

I would ideally like this to come off my CRA file but at the least have it satisfied,

i was annoyed that it is in just my name as their were 4 names on the account.

 

I would appreciate any help and advice in how to move forward

so that my CRA file can be in its best state applying for a mortgage.

Hi Yes the water company could well have gone ahead and achieved a judgement by default because the claim was never acknowledged.

The CCJ will come off on the 6th anniversary of the judgement date paid or not.

 

 

It is much to late to get this set aside in my opinion.

 

 

Having a CCJ marked as satisfied will not help you on little bit with a mortgage application, the simple fact that you had a CCJ will be enough to get the app declined.

 

 

I would not rely too much on the Credit Reports in regard to a Mortgage Application thing have changed dramatically since various scandals of subprime lending and irresponsible lending using high multiples of income allowing unaffordable mortgages to be granted.

 

 

The "questionnaires" now used by mortgage lenders are very severe and very inquisitive, lenders will look to an absolute minimum of 3 years some 4-5 years of excellent credit management and any adverse data on CRA files will cause failure.

One of the latest questions is around the affordability of payments should there be an interest rate rise say in 6 months after the start of the mortgage.

 

 

Squeaky Clean is the only state of the credit report.

Any Letters I Draft are N0T approved by CAG and no personal liability is accepted.

DCA's view debtors as suckers, marks and mugs

NO DCA has ANY legal powers whatsoever on ANY debt no matter what it's Type

and they

are NOT and can NEVER  be BAILIFFS. even if a debt has been to court..

If everyone stopped blindly paying DCA's Tomorrow, their industry would collapse overnight...

Hello,

 

My partner and i recently applied for a mortgage.

 

 

Some things i was aware have came up and declined us.

 

 

We are now going to hold off and save larger deposit and try to sort some credit issues.

 

My Partner is fine with a credit score of 860 and no adverse credit.

 

 

Me however is a different more long story and i am just after some helpful advice on how to move forward.

 

Firstly i have a credit rating with experian of 797, noodle shows 1/5.

 

On my experian some of my accounts show twice, is this a standard way of reporting or will this affect my score?

 

Also i have taken out several payday loans in the past the most recent was in 10/08/2014

all my accounts are marked as satisfied and settled.

 

 

However there is a Wonga payday loan which is marked as default as i requested to enter into a payment agreement, which i did and paid off.

 

 

However a financial advisor said i should write to request to have the default removed,

i have several templates that were given to me to pursue a letter writing campaign,

he said it may not work but it may work, worth a try i suppose.

 

 

The other thing i was wondering is it possible to perhaps write to the lenders or there CEO's

and ask (beg) to have the information removed from my credit file?

 

 

again i know it is a long shot and don't know too much about legislation etc but if even one of them is off it would help.

 

 

The reason for the decline was for the payday loans.

 

If someone could help me at all with this i would really really be grateful.

The Pay Day loans more than anything will do more to trash your credit files - even if you repaid them on time, you will find that mainstream lenders will not look too kindly on these. Apparently it implies that you were either very short of cash or unable to manage your finances.

 

When you took the loan out with Wonga, were you able to afford the repayments at the time of entering into the agreement ? You might be aware that the FCA have ordered Wonga to look at some loans that were taken out where it was obvious there was irresponsible lending ? Credit files are to be restored and some interest ceased and or payments returned in some cases, loans to be written off.

 

If this is the case, then you might be in a position to ask Wonga to come to an arrangement to remove the defaults.

yeah thats what the mortgage advisor said.

 

 

So I am hoping i can do some damage limitation for the future.

 

 

At the time i had been borrowing money and paying it off each month but borrowing more as each time i had to borrow more.

 

 

It ended with me owing them 1,222 pound which was more than 100 pound over my take home salary at the time.

 

 

I had emailed them several days before my payment date and after some wrangling entered a 12 month payment agreement.

 

I also have taken out loans with Lending stream, Quick Quid and Payday UK.

 

 

The Latter (PDUK) i also had a payment agreement which was for 6 moths and i had contacted them prior to the payment date,

they didn't register a default just an orange mark indicating it was up to one month late.

 

 

Im guessing which regards to the other PD lenders there is no way to ask for them to remove the information? As they were for relatively small amounts.

 

Our plan is to take out a credit card and use for small amounts and pay in full each month.

 

 

My partner is much better with money so this will be her responsibility.

Wonga have replied saying they cannot remove any correct information. They will be getting a letter about a default they have placed, which i had no idea about. Is there anyway i can ask them to remove all information based on this default?

Hello,

 

 

i have got information from all three credit reference agencies and

i have been declined for a mortgage for having used payday loans and having a CCJ,

 

 

on noddle the CCJ states that it would be gone in june,

so although it shouldn't be there at all

i have been told it will disappear in a few months so i don't think there is any point pursuing it.

 

However the payday loans

 

 

i have on my file our listed as the wrong address,

is there any way i can use this inaccurate information as leverage to removing my pay day loan history from Experian and Noddle?

it would be recorded against the address your were resident at a the time of application.

 

 

but anyway

 

 

its your debt

you did live there

 

 

so theres nowt you can use to wriggle here ..sorry.
