Hi,

 

Can anyone help? My LL offered me a new 12 month extension to keep my Assured Tenancy secure. Unfortunately I didn't sign it as I was unwell at the time but he has never chased me for it. Am I legally a tenant? He has never mentioned it when he has come round collecting rent.

 

Any ideas?

Yes you are still a T, LL would still have to give due Notice and get a Court repo order.

If you mean you had an Assured Shorthold Tenancy for upto 3 yrs fixed term, if the fixed term has ended, it automatically became a Statutory Periodic Tenancy, with same T&Cs as AST, but you only have to give 1 month Notice (LL 2 mo) provided Notices are served before end of 1 T period and expires at end of following T period (as appropriate)

If rent is payable pcm, T period is 1 cal month starting on first day of SPT ie day after fixed term ended.

Please confirm date T commenced and freq of rent due dates?
