Hiya

 

Due to a few problems I am going to be 2 payments behind after this month on my mortgage and going to write and offer them £100.00 a month to clear these arrears. In the meantime I have not heard from them and wondered with me having just 2 months in arrears at the end of this month could they try to reposses my home?

Hi Candy. I love that name its really sweet.

 

 

Phone them 2morrow.

If they accept then you can back it up in writing.

Instructing their sols to commence repo is almost inevitable if you dont get in touch.

 

All is not lost though. We can help you through this.

 

Please phone them and let us know what they say.

At the very least you could save yourself ££££ of sols fees that are not recoverable.

NatWest Claimed £1,639. Accepted £1,344.

Natwest Paid me again as GOGW £1,656. Yes they can have it back if they say please.

Barclays 1 Claimed £1,260. Won by default. Paid in full

Barclays 2 Claimed £2,378. Won by default. Paid in full

Birmingham Midshires. Claimed £2,122. Accepted £2,075.

A lender start repo proceedings if you are 2 or more months in arrears. Try and get the amount to under 2 months worth if you can

Strange how they haven't tried to contact you - which lender is it?

Most will contact you after just 1 missed payment.

 

Most lenders will accept an informal arrears repayment offer, as long as you stick to it - so make sure you can afford what you are offering.

 

Lenders won't usually instruct their solicitors without first send you a warning letter - but there is always a chance this got lost in the post.
