  1. Hi, I am new to this site, so not sure about where to post my questions...hence putting it into the 'Welcome' section...I have had a very nasty experience with my landlord... I rented a double room in a flat sharing system; this was my first time as a lodger...On the 10th of September (Monday), I deposited a full month's rent of £450 directly into the bank account of my landlord and then collected the key and put some of my stuff in, before leaving for london..The flat had two rooms, one for me and the other for another lodger...The landlord would use a bedroom put in the living room, over the weekend when he would come from london, where he works.. I returned on Saturday (15th Sept)...I paid the deposit of £450 in cash on sunday and signed a standard agreement, which he also signed and we each had one copy...Then he left for london and I saw him next on Friday (21st Sept)...On saturday morning, he woke me up and accused me of stealing something from the shared living room..He started yelling and told me to get out... I packed all of my stuff and called the removal vans...When i went to ask for my deposit, he told me to come at 4 pm for the deposit and next week for the remaining rent that was due..When I objected he pushed me on the chest and hurled abuses at me.I was afraid that he might assault me..At this point I was really scared...I went back to my room and called the police, then collected my valuables, locked my room and went outside the building to wait for the police..The police had a chat with him..he had too much to drink..I was able to come back and get all of my belongings..I returned the keys and he told me that he would transfer the money- the deposit (£450), two week's rent (£130) on a working day that is Monday which is today... Given his nasty behavior, I have a feeling he might not return the money...The agreement which i signed states that before leaving, a month's notice has to be given by the lodger or the landlord whichever applies...'Anything less than this is subject to a daily rental charge by the lodger'...I guess that this is the sticky bit, he doesn't have to give me anything....but what about the deposit... I am entitled to my full deposit...The agreement states that I would be returned the full amount if all utensils and property were found to be in the same condition as when i arrived..Unfortunately I didn't take any pictures when i arrived...but i just lived in the room and property for 6 days... I want to know where should I go for getting my deposit and if possible my remaining rent...Do i stand much chance? In terms of evidence I have the agreement...It states that I have paid £450 rent and another £450 as deposit...plus the police members who came, they knew that i was kicked out on Saturday 22nd sept...Can I bring them as witnesses or something...sorry if I am coming across as ignorant but i really don't know how to go about this...I am an international student and have been living in a university accommodation for the past year... Given this experience..not just for the financial loss but also the emotional distress caused by this situation...I am planning to return to my country.. but I would still like to make an attempt at getting my money back...I think this man may be running a [problem] of some sort....I would really appreciate any help...   2. i moved in to a house with a 6mth short hold lease and wasrushed in to it saying it had 3 people after it so payed deposit and waspromised all work and house wouldhing be done up before i moved in when theypurcused it had been emtey for years and and just paint walls did no cleaningect was a mess said i was responable for windows if broke and report anythingelse well when got there could believe it and as time went on never did repairswas at times left with no water and had no heating in the freeze of dec2010 andso on loads of things mold everywhere washing mechine water ran in to yard werekids went all time left down stairs toilet not working for about a year andwhen i moved out as had no choice with him and his staff bulling and if moanedwas told would be kicked out hada break down and when left the was somecealrance and repainting butall the other stuff he added on was like that wheni moved in was caught out lying at court charging for things twice lied aboutwhen i moved out for extra rent chagred for repairs not done as i had pics andcan prove all even the judge knew he was lying and didnt have right recipts ieonly just inside the law still as he took the case and my parents as guartoreven when seen to been lying was still given 3 times what it would of cost torepaint and remove thing so my mum and dad got a 2800 bill which am paying andthat was the judge nearly knock 1000 off i want him to not get away withtreating my mum when ill me and others in this way i can prove most things but things like going with out heating and water is a couple of old letters i wrote complaining to him which is when he started getting really nasty and every time i tried to do anything about it he threatened to kick me out and as i was was have really bad mental health issue at the time just hide away and never did anything and in the end i was forced to move out for fear of being made homeless with 3 children:mad2: please any help or advice would be geatly accepted and used thanks very much in advance
  3. Hello, iv just currently finished my 12 month contract with my landlord along with 4 other university students. Three of them are continuing to live there for another 12 months and myself and one other are leaving. I contacted my landlord regarding the deposit which was £2475 (£495 each) and he told me that we were in arrears amounting to £500 for about 6 weeks and that he is charging £390 out of each our deposits (£13 per tenant per week of the late payment so thats £65 a week) I thought this was abit excessive and unfair considering i have paid all my rent on time. when i challenged him on where the deposit was lodged he seemed uneasy and avoided the question on several occassions, before saying it was lodged with himself under the landlords association. After abit fo research i understand this is not possible. The contract states he was suppose to have lodged the deposit under mydesposits.co.uk however after checking it seems he hasnt lodged it. My landlord has sent a cheque in the post of £400 .. however not the full £495. Also i feel it is important to state that my housemate who deals with paying the landlord has stated that we are not in arears and he has bank statements to support this, also when i rung him again he changed the amount we owe to 220 so it all sounds abit dodgy to me. I think he will end up paying the full deposit to me however im abit peed off that hes tried to con me as im a student and as such dont know whether i should pursue a claim to sue him for 3x as much . WHAT SHOULD I DO? THANKS
