There is historic subsidence on the estate though. However there's been no house movement in the last 30 years to be fair

Hi SMC1989,

Policy excess on subsidence is normally £1000.00.

In posy #5 : you state there is £5000.00 "Seek and access"

You should be able to claim for the digging up of the drive / path and relaying it but the fitting and labour required to repair the pipe won't be covered.

If you get your builder frien to bring a "Road stopcock key" with him and try this.

Turn off the stopcock in the house.

Place the stopcock key on the road stopcock.

Next put the "handle" of the stopcock key to your ear and if you have a leak you will hear the "rushing water" sound through the road key because it amplifies the sound.

The Policy they have limits the trace and access cover to inside of the house.

We could do with some help from you.

Has the area around the house had any building work done recently in the last 6 months or so

There may be another cause.

Parents had issues with water that was thought to be a burst pipe.

Ended up being a Spring where a drainage pipe had collapsed further down.
