Hi, My Next Door Neighbour Is Renting Her Property, Can The Landlord Put Some Hardboard Up To Make The Property A 3 Bed And Advertise It As A 3 Bed Even Though The 3rd Bed Is So Small You Can Only Get A Bed In There And Nothing Else, And Charge Higher Rent.

 

Any Advice Please

It is in most aggrements that a landlord can display advertizing notices ie for sale/let.

As for making it into a 3bed house/flat , as long as everything is ok with health and safety. If extra stairs go up to it, they have to have a certain head height etc etc

The law is about to change as to minimum space for a bedroom and also minimum shared space (think its sometime in the next 9 months) so your neighbour could do it but then would have to pull it down. Quite often putting up partitions and having tiny rooms would put tennants off and some will be willing to pay more for a decent sized 2 bed flat than 3 tiny room flat.
