Hello,

We've just moved out of our flat. We took very good care of it while we were there and gave it a pretty good clean when we left. The landlord wants to keep part of our deposit as he says there was limescale on the shower head. He hasn't told us how much yet but is "getting quotes". The rest of the shower is immaculate but we obviously missed the shower head. Is limescale classed as fair wear and tear? If not how much would say would be fair to wipe the down the shower head?

Thanks.

Of course it is wear and tear. Sounds as if your landlord is trying to get his property back in the same condition as it was when he let it. This is unfair and unreasonable.

Even if you decide not to contest it then the cheapest thing would be to buy a new showerhead from homabase and fit it - probably about £25

I would argue the tenant has an obligation to carry out reasonable maintencance and cleaning, but any wear that remains in spite of that is fair wear.

So there might be grounds to make a very small deduction for removing the limescale if it was allowed to build up, but as you say the cost should not be high at all.

Post by me are intended as a discussion of the issues involved, as these are of general interest to me and others on the forum. Although it is hoped such discussion will be of use to readers, before exposing yourself to risk of loss you should not rely on any principles discussed without confirming the situation with a qualified person.
