Hi there, im going to rent a house in march with my student girlfriend (im in full time employment), please can anyone advise me on a couple of things?

1, Im hoping to be paying between £400 and £450 per month, what deposit and advance should i be paying?

2, What council tax should i be paying being as my gf is in full time education?

3, What things should i do when we move in as regards to our/my rights? ie-iv heard that i should take photos of all the rooms to prove what damage (if any) is already there?

4, is there anything else i should know?

1. Typically rent in advance at the start of each month, and deposit of 1 to 1.5 months' rent.

2. You can apply for a 25% discount as a single payer - your student gf doesn't count.

3. Your landlord is responsible for doing an inventory. If one is done, go through it with a fine-tooth comb. Annotate it with additional items and send landlord/agent a copy. By all means take photos of damage.

4. Ensure you receive notification that your deposit is protected. Shop around, look carefully at property, negotiate, ask lots of questions, and make sure you are clear what fees agents will want to charge you before you get too far.

Another question if i can?

Can anyone think of any bills that i haven't thought of when i rent(apart from the rent itself)?

Iv taken care of gas, water, electric and council tax for the next 12 months and my land line and broadband will only come to £15 per month, there must be others iv forgotten about....:oops:
