  1. I have a buy to let mortgage with rooftop mortgages. the rate is high above 7% on a variable libor rate , originally the term came to an end an i could not refinance an so i was stuck with rooftop. We negotiated a increase in term length I got length increased they got a higher payment by moving part of the loan to repayment. this is negative cashflow as rates shot up , i spoke to them on phone about moving it to interest only they told me only if rent is at least 125% of the payment (it is not as rent is much less than the payment) can they consider it. I asked them to put in writing an they sent me a detailed list of what they need which is full income expenditure _ details of all property assets including rents values , bank statements etc. Every time the BOE increases rates this mortgage goes up inline within 3 months despite it being libor , 3-month libor follows general trend of rate rises. My question is now with government saying "Struggling homeowners could switch to an interest-only deal for six months or extend their mortgage term and revert back within six months, the banks said.   2. no one , i just continued when i took over from my debt management company an set up resumed payments after they started relentlessly chasing me again. I will take your advice an stop the payments now.
  3. thanks dx100uk , ok i never seen capquest on any letters only arrows occasionally, it was call centre advisor that mentioned capquest, to answer your question they (arrows) get a token payment every month.

  5. One thing I should add , Moorcroft were requesting income an expenditure last time i spoke to them , they said they would have to share this with argos along with any settlement offer for them to consider it.
  6. I have numerous defaulted debts from around 2010 one of which is a halifax credit card. I was on a debt management plan with a provider an then started managing my own debts few years back. Around 2016 last of my credit file defaults dropped off my files (6 years clean payment history) And I was able to move a very expensive mortgage that was ex-northern rock (tulip) to a high st lender as well as get new lines of credit, recently I made offers on my past unsecured debts, I have diligently kept track of past settlement offers received and many counteroffers are higher than what they previously offered me in the past. I have been making token payments on all my aged defaulted unsecured debts(mostly credit cards) although many of the agreements have lapsed! Some of the debts requested income/expenditure before considering my settlement offers. I own numerous buy to let properties with mortgages an have a job in a field where you are credit checked an risk losing job if you have defaults on your file, luckily my file is clean(more than 6 years since last default) I am also in the process of mortgaging my buy to lets to fix the rates for next 5-years as costs are going up! I can do this as my credit file is clean now. However I still have many aged credit card debts owed. I also have many new credit card debts (but manageable as kept in reign) with one being with halifax as well as a mortgage with halifax that is upto date. I plan to do a mortgage product transfer when my very low fixed rate is up an keep with halifax and not move to another lender for my mortgage, this is allowed if last 12 months of payments are upto date I understand rates are climbing quickly but this time round im being very conservative. Now this week I got letter from Moorcroft saying the defaulted aged halifax credit card debt has gone back to Halifax. Halifax are definitely making profits on my upto date accounts, im just wondering what their next move is an what my options are with this original defaulted credit card debt with Halifax thats owed?

I have a very old argos card debt amount owed is below £1k, I have offered to setttle for a token sum that got declined , I did recently speak to moorcroft whom informed me capquest have brought out arrows. I did try an post into my last thread but it got locked last time was suggested to CCA them? What do I do - Help!
  8. But you can clearly see there is a marked parking bay around the dropped kerb and I parked within that bay. See This is confusion as to why it exists , the markings should be clear dont you think? in this case there should be no bay markings and clear unbroken double yellow lines to show the motorist this is a no parking area.

I forgot to add the image is how it looks now the bay still exists and there is some broken yellow lines which I never saw since a car was parked in front over them when it went forwards I rolled forwards and parked upto the bay markings, I probably never saw them! However I was clearly parked in the bay outside of normal operating hours yet under impression that I am permitted by my resident permit for this zone within bays whether in operating hours or not. I parked in a what looked like a bay When I returned I catch warden issuing PCN in RBK from the LA this was around 6:35pm an operating hours in bays is upto 6:30pm I have a resident permit, he is stating as its dropped kerb, im not allowed to park there it looks like dropped kerb is newly done (is very small length dropped kerb) next to this the drop is clearly shown with double yellow lines & bollards where pedestrians can cross, however where I parked the bay markings are still there and I thought I parked clearly in the bay, some broken worn out yellow line markings are also there which were not clear when i parked from the angle that I could see , it is somewhat confusing , I normally park on that side in the normal bays next to this and as im a resident permit holder have never had an issue in 15 years of parking, now I received a NTO however I notice im out of the 28 days so not sure what my options are now. it shows I owe £165 now! It seems unfair that this is so confusing as the bay markings are still on the road and should be removed and yellow lines should be placed properly so they can be seen. Please help !

I received a PCN from RBK in operating hours of 11-2pm ,I parked for 10 mins and received PCN around 11:30am I tried to immediately appeal online and they sent me a response with no name with additional mention of my vehicle being parked down another road ( totally false), I have a resident permit in different zone in the borough and they mentioned this in their letter. they also mentioned loading normally vehicle is open I sent photos of the lawnmower that I was loading to cut the grass (however bootlid mustve closed) vehicle was left for less than 10 mins and ticketed, road has no bays or lines just signs. I noticed a woman broke down on same street another day an i watched her over 3 hours an she didnt get ticketed at all my vehicle left for under 10 mins an i get ticketed. I tried to do next stage appeal on their extremely flaky and unreliable website and it said needs NTO number , I didnt have this few weeks later I eventually receive NTO however this came unusually late (since I got another PCN after this one ) and that NTO came first an this one came after that (also dated after on NTO), I had been busy with job loss trying to get another job ( interviews) as well as clearout and moving furniture ( chaotic an getting letters misplaced an re-located) I have missed the 28 day deadline , fee gone upto £165 What do I do now? I have another PCN that I will post about in another thread.

Many many years ago I took out an argos card , I can locate statements going back to 2005 , around 2009 I moved address (out of my parents house an into my own) an towards end of 2010 received notice of sums in arrears of around £50, 2009-2010 i got into severe financial difficulty however I setup a payment plan with a debt management company total debt with them was almost £1k. in 2012 I DSAR'd them they sent back some GEMS archive reports from 2003 to 2012 but no copy of the original agreement around mid 2013 I CCA'd them I have copy of the original letter sent but I do not have in my files their response although id imagine they probably would have sent it. No where in my records can i find the original signed agreement ( not in their dsar response) the debt went to moorcroft. Around 2018 approximately the debt management company stepped down and I took on managing this amongst other debts myself, I moved all the payments over to my bank ac I may not have updated any income/expenditure requests is likely just kept payments the same. From 2019 to 2022 moorcroft have been writing with statements, balance updates an reminding me argos card owned by arrow. Total balance is now approx £700 as moorcroft have been receiving a monthly payment all this time. I have lost my freelancing job this year (but also will be starting a new one at much lower income level due to tax law changes similar job but much lower pay due to higher taxes) Where do I go from here Help!

Am reposting as my original thread is now locked (you can see it here: https://www.consumeractiongroup.co.uk/topic/362606-1990s-barclaycard-amp-ppi/ ) I recall having a barclaycard in late 90's with PPI that I attemped to claim (in the 90's) and was told that the policy did not cover job loss for temporary s/employed workers, after that I had the PPI element i was paying removed from the account when I realised it would not cover me , Barclaycard was DSAR'd but it only went back to around 2004 (different newer accounts) an so it did not include this old account. So I have now managed to obtain one of my old barclaycard card numbers from 1998 to 2002 so this is a very old account over 20 years old. I know the bulk of PPI claiming has passed now, Is this something worth pursuing or not as it is a very old account?
