  1. @jk2054 it only gives me a stat date which was the 20th of this month. I searched and found this - Once we've received your correctly completed Statutory Declaration, we’ll notify your tenant, letting them know that if we have no response within 14 calendar days, then we’ll pay you the amounts you’ve claimed. If your tenant responds, and disagrees with your claim, they must do so in writing within 14 calendar days.
  2. @jk2054 good morning i got this reply in an email from the letting agent. - With regards to the claim form, unfortunately this has nothing to do with Milburys, I have however e-mailed the landlords solicitor to ask them to close the case.
  3. @jk2054 many thanks for getting me though that, i could not have done it without you I have sent the court letter and the defence letter separately to Bristol Court using 1st class recorded. I have sent the copy of the court letter and the defence letter separately to the claimants solicitors usings 1st class with proof or postage. I sent a copy of the court letter to the letting agent too and also another copy by email. Phew.
  4. @jk2054 thanks for your kind words. there has been a few occasions when dx has become frustrated with me and my lack of understanding with other matters in the past. To the point she went from being very helpful to posting a lot of negative posts on my threads. I asked her to refrain from replying to my posts but she continues to reply. As you can see she is still being very rude even though i asked her not too in the past. I also made her aware of my mental health problems too. Im not looking for sympathy, just hoping she will stop being so rude. I try and be polite with everyone on here, go out my way to reply to every reply i get, thank the person, i contribute to the forum from time to time financially when i can afford too. Not great amounts but im happy to do so. Im grateful for all the help i get on here. Everyone goes beyond the call of duty including yourself. Time to go and post those letter
  5. @dx100uk i am thick i agree with you, thanks for pointing that out to everyone on a public forum. I have asked you to stop replying to my posts previosly but you do so anyway. So please stop complaining as you don't have to deal with me if you find me so thick. I stopped using MSE forums because of the way some people speak to you, your the only one who has a problem with me on here. You don't have to help so please stop complaining. I told you i have severe mental health problems. I struggle to deal with all this legal nonsense, i get overwhelmed and i really need assistance with these things, more assistance3 than most normal people. Your comments really don't help me in any way., Your amazing when it comes to helping me, i appreciate this more that you can imagine, i also think you are very rude to me. Please stop being rude to me. If you're so clever then why do you find that request so difficult? You must enjoy humiliating me in public, well done.

  8. @jk2054 Many thanks for your reply. I have filled out the defence form, i was agreeing to things i did not understand but i did the best i could. may i ask what bwos mean? I will print a copy of the defence and send it to the claimants lawyer. So send the court letter and the defence form in one envelope and do i need proof of postage? defence form completed.pdf

Also thanks for correcting me i keep using the word 'fine' in the wrong context. Maybe one day it will sink in @Montego many thanks for your reply. Thanks for clearing that up and i can just ignore their claim in this situation.

  12. @jk2054 thanks for your reply. Yes it is the reception room that has the carpet stain. I was about to delete the pdf but it does not let me edit it. How do i go about editing my post, im assuming i have run out of time to edit the post. I will also email the letter to the letting agent as well as posting it. The letters are ready to go. Many thanks for taking the time to go over the reports. you have worded it amazingly well and i appreciate having a professional opinion and guidance. Regarding the unpaid rent, i made a mistake with my leaving date, i wrongly told them Mon 8th OCt, there is no such date, i meant Mon 9th Oct, she wrongly assumed it was Sun 8th Oct and undercharged me on the rent, she never questioned my incorrect date, i told them i wanted to leave on Mon 9th OCt. I was told they would take the unpaid rent from the deposit. Oops i never realised i had to write a defence too. Should i remove the reference to a defence? As you can see im not very good with this kind of thing. I can edit and reprint the letter if needed.

  14. I actually thought this letter was a scam but after much thought i realised i have not SORN my second motor. The car was registered to my old address due to forgetfulness and a poor memory. I have now got this fine from Pastdue asking that i pay £80. Is there any way of challenging this. I remember many years ago i got a similar fine, i ignored it and it eventually disappeared. What is the best way to handle this. £80 fine and date of offence is 01-06-23.

To Whom It May Concern I called your office yesterday to inform you that I have vacated the tenancy on 09/10/23 for [ADDRESS] . I was advised to write in to your office so this information could be put in the relevant file. The claim number is not fully legible but here is what I read it to be xxxxxxxxxxxxxxx. I have also requested that the letting agent file a Form N279 and sends me a copy. Sincerely,
  16. @Kyosanto Thanks for your reply, I was in the house for 10 months. Im not one for wearing shoes in the house but i have my slippers on most of the time, any grubiness is likely to be from the sole of them. I could have spot cleaned this in 10 minutes but i left it because the house was unclean when i moved in and i did not see why i should have put so much effort into making it cleaner than it was. @Nicky Boy Thanks for your reply. the site would not let me upload them in order but its the 'move in' pics that have no date stamp and the 'move out' pics do have a date stamp. Is this a good enough reason to tell them both claims are not legit? @jk2054 many thanks for your reply - Ill get the letter sent off to the County Court and EMail the letting agent asking for a serve a notice of discon.
  17. good morning, i got through to the court this morning and thankfully it did not take too long. The woman said the claim is still active, i told her the situation, she suggested writing a letter to the court to say i have moved out of the property, so they can put that in the file.
  18. @jk2054 @stu007 i just called the court twice, 4.20pm and 4.32pm, on both occasions i got cut off after about 10 minutes of queuing. The website says it shuts at 5pm. Ill try again tomorrow. Ill call the letting agent tomorrow and request some pictures. Please note the pics in the pdf are from the move in inspection.
