Ultimately you will have to write one yourself as it is a description of the contents and conditions of your particular house.

I just go from room to room writing everything down and summarising condition and damage (eg. "blue lined curtains, clean and undamaged. Red settee in good condition apart from 1 inch tear on left arm rest. Newly painted walls, no screws or picture hooks." etc. etc.) I've never tested it in court though!

You could pay a company to prepare one for you (£100 or thereabouts? tax deductable). Once they've done it you just have to update it each time.

The important thing is to force tenants to check it and get them to explicitly agree to it when they move in.

Take date stamped photos to accompany and don't forget light fittings, exterior of building, inc garden, tools, fences, drive and wheelie bins etc

Some inventory cos offer a detailed plan with measurements for additional fee. Useful if seeking repair estimates
