I got my Amount Owing Statement from IF showing: Balance - 76,496.36 Anticipated Interest - 231.35 Deeds Despatch - 40.00 Mortgage Discharge Fee - 140.00 Special Rate Early Repayment Charge - 1,570.82 ----------- Total 78,478.53 =========== Is there any way I can avoid paying this ERC or should I just pay it and fight for it back afterwards? Any help and advice would be very much appreciated. Thanks DJT
  2. Hi, I am looking in to moving my mortgage and have been advised by IF that my current product has an ERC amount of £1,600. Usually in here people are fighting to get money back that they have already paid in ERC charges (I'll be one of them as soon as I get my redemption statement from Birmingham Midshires!). I'm wondering if there is any approach I can take to prevent paying this to IF in the first place. I have spoken to IF and asked for them to send me a settlement statement which they promise will break down the amounts and itemise the £1,600 amount. I'm not sure though what I can do from there. Is it just a case of paying it and fighting to get it back? It's calculated as 2% of original balance which I know in comparison to some is not a huge amount (BM was 6%), but its still worth fighting for! Any help or advice would be very much appreciated.   4. Hi Ukaviator, Just wanted to wish you the very best of luck. They may have big lawyers with big talk, but you having Zoot and co helping every step, you'll have no worries. I'm just waiting my redemption statement from my lawyer detailing how much BM charged me in ERC's, then I'm gonna start the ball rolling in a new thread. Watching your case with extra interest as, like many others, I'll be following in your footsteps...:o
  5. Thanks for all the pointers and early advice. Can't wait to get started with the claim!!! I've never had any bank charges (I'm in for ERC reclaim), but one of my mates is hopeless with his bank and gets charged all the time. I'll be sending him a link to the site...
  6. Just posting my first entry after registering today. Found the site over the weekend and spend a few hours just reading through some of the excellent success stories here (most addictive reading I must say!). I am just gathering myself together before I begin my campaign against the Birmingham Midshires for ERC's paid in 2004 for settling a mortgage early. Not really sure how being in Scotland may affect the laws that apply, but from what I've read/noted so far, its worth a try. Dug out what I could find in my archives (drawers/cupboards/behind the sofa style archives ) and today contacted the solicitor to get my Redemption statement (as I only have the original offer for the mortgage, nothing about amounts etc when closing) - she's doing this free of charge . Anyway, just a wee hello announcement for now. Thanks DT
