thank you all both very much for your help. I will seek legal advice. -there was a contract, fixed term. clear. no clause at all. -there was a written notice given, 21 (1) (b) to leave the property way before the end of the fixed -term tenancy - pls see dates given on first thread. -the deposit was refunded We did not have any argument with the LL and didn't want to have one, we move out of the property smoothly (again see dates), thinking he was in his right to do that. It is clear at least to me that there is a breach of contract. -The landlord is not renting the property i think he moved back there. How do you think the judge would calculate compensation? -Were paying nearly £2000/rent a month -8 months were "left" if i calculate correctly by the contract

Hi everyone, here's a new case, served cold... Landlord gave us a 21 b notice. Fixed term was for 1 YEAR. 2 months notice. Let signed and started 1st Oct 2010 (so was supposed to stop 1 Oct 2011) Got the notice 25 Nov, left property as requested 25 Feb. This did put strain on my family ( couple 2 y.o child), after first month without hot water...awful experience all in all. LL didn't even want to give us references etc.. Talked to a friend who told me this was illegal, mentioning rules of 21b over fixed term, and that i should sue. >Can i sue (big time i want to) and what for? many thanks
