Hi, need help please. Ive received a letter today 11/11/2011 from a solicitor on behalf of my ex landlord, it has been over a year now since i left the property and the solicitor is stating we pay for the damage of the property otherwise we are being submitted a court action. We did not make any damage to the property, we even had a refernce from the ex landlord stating we had been very good tenants and never in arrears and he even inspected the property and said we left it in a very good condition. I have a recording of us speaking and the ex landlord said it was not his decison it was the surveyors that inspected it and he admitted that we left it fairly. He had workmen in the property that had left lots of mess when we went back to view it. Has he got a leg to stand on in this matter? Thank you.

Hi No all we did was right him our notice when we was leaving. We had got final metre readings for Gas & Electric for him to sign to prove we had no outstanding bills at the property. Oh not only did he say we left the property in a mess he said we owed him for water rates which he says is £750, yet he did us a reference saying has from 2006 we had been great tenants and we had always kept the property tidy & clean and we was always on time with rent payments and we had no outstanding arrears.

Hi im wondering if you can help me please, me and my husband are having from probelms from our ex landlord. We moved out of the property on the 12th October 2010 and 4 months after moving out he sends us a letter saying we had left the property in a mess and sent us a bill for just under £1000 saing that is for him to hire a cleaning company to come and clean the property and for replacement of carpets. We had not left the property in any mess has we had him inspect it when we was moving out and he said everything was fine. We had bought new carpets for the living room and the staircase and landing areas when we was in the property.We went to see our ex landlord yesterday the 16th March 2011 and we went into the property and was totally shocked, it was absolutley disgusting there was mess all over the carpets because he had workmen in there carrying out work and they had made the mess, there was plaster everywhere on the floors and morta. We said to him you know damn well we did not make this mess and he said its not down to me it was down to the surveyor that had came round. We have been moved out the property 6 months now.
