Landlord is adamant that I have to pay rent on the property although it isn't occupied by anyone. I have not paid rent because I cannot afford it. He has now found a tenant who has allegedly moved in today. He is now demanding the outstanding rent for August and the letting fee (£780+VAT) for fiding the new tenants. Any legal basis to this? Or is everything dependent on the agreement I have signed? The agreement does not mention anything regarding me footing the bill for lettings agency. The landlord is now inssiting that I pay the overdue rent and only then will he requestr release of the deposit from which he intends to take the lettings fee mentioned above. I have proposed that I can pay the overdue rent over 3 months as instalments since I cannot afford a full payment since Im paying on my present property. He refused this option. Bit stuck for options other than raising a dispute with TDS and see how it plays out. He has also threatened me with something calleed Section 8 notice which he said (in a very rasied voice) would affect my credit rating. Any advice would be greatly appreciated. -
Further correspondence from WEIGHTMANS which (to me) appear to be some sort of underhanded bullying . It has caused my friend a lot of distress because their "draft" seems to imply a foregone conclusion to this matter in their favour. She rang me up saying that her car is going to be collected by Alphera at any time! claimant WS + Time order objection.pdf

Received these in the post. My friend has been asked to appear in court for the matter. What usually happens in these court appointments? Is there anything she needs to be prepared for/with? Date to move in was agreed but not moved in. Will email landlord and request end to tenancy. Just worried that he will take me to court for it. Want to be prepared if that's the likely outcome. -

I have recently tried to obtain credit, and was turned down. Checked credit score with MSE Credit Club and Credit Karma: all three are, naturally, showing different scores. None are very impressive. MSE Credit club showed me the EXPERIAN report which has omitted my last address. Does this omission affect my score? I was on a low income until Aug 2020 when I started a new job which (I believe) puts me in the above average salary group. However, I cannot get credit even for a KLARNA account! I have no CCJs, no bankruptcies but I have an AQUA credit card, on which I owe £2,556.00 (have owed for almost a year now; I do not use the card anymore). This is the only outstanding account. CREDIT KARMA and MSE CREDIT CLUB (EXPERIAN) show no defaults against my name, but the failed payments to AQUA do show up. If I pay off the total amount owed to AQUA, will this raise my credit profile? If so, how long would it take before my score improves? Or will it suffice if I start making monthly payments towards clearing the debt? Please can someone advise how I can improve my credit profile, because I have no clue where to start. EDIT: I cannot log into CLEARSCORE because I have forgotten my password, and they aren't sending me a reset email despite having tried a few times.

I've read through the content in the TIME ORDER link. We now have the following prepared to submit in person at the drop-box in Lincoln County Court: 1. N440 Completed and signed 2. Cover letter explaining reasons for inability to pay resulting in outstanding arrears 3. Financial statement (showing monthly income and expenses) Does she need to include a "statement of truth" for the financial statement? Spoke with the county court to figure out the fees for this procedure and was told that she has to drop off the form and related docs into the "drop box" at the court and await a phone call (in 1-2 days) when they will take the payment over the telephone. Lady on the phone thinks (but nor sure) it may be £275. Can anyone confirm ?
