  1. I cant seem to add another reply so apologies for doing it here. I have asked the Agents which which TDS the deposit was protected under. And what is a UID am i supposed to have one, aparently i can log in with a UID number and check when then deposit was registered for protection?
  2. Hi again guys Getting a bit warmer here just received a reply from the Agents, i have posted it here but removed names etc, please tell me what you think. My Partner wants to accept this because she is upset by the whole ordeal, i feel to end her discomfort i will have to accept it too, however, i feel the contents of this latest letter is untrue and incorrect and would cause the Agent a lot of problems if taken to court. I believe the landlord has the inventory which she used to help in the final inspection, however due to you moving into the property prior to the legal requirement for deposit protection, a full inventory by () was not needed at the time you moved in, We did however have to protect your deposit upon renewal of the tenancy as you can imagine doing a full inventory when you had already resided at the property for sometime would not have been possible. However your landlord did put her own inventory together, your deposit is covered by the deposit protection scheme which is why () have been trying to mediate between the 2 parties in order to resolve, if however a resolve is not agreed then the deposit will have to be sent to the deposit protection and they will decide how this matter is dealt with and ultimately how the deposit is distributed. I will send you in the post details of the correct procedure. Whilst writing, the landlord has come back to me regarding an alternative figure which is £275, I have spoken to my Manager and he has said that in order to rectify the situation quickly, if you did wish to agree to £250 to be deducted from your deposit () would make the extra £25 payment to the landlord. This way we can order a cheque for the balance of £425 immediately for you to pick up later this afternoon.
  3. Firstly, Guys your help and information has been outstanding so far, for this we thank you all. I have requested the Name and Address of the Landlady and i have also asked the Agent which Deposit Protection Scheme they use and what method do they use in resolving desputes. My next move will be to Issue the Landlady a "Letter before action" I have also again requested the signed inventory, the quotes for the works they say need doing, and a copy of all inspections they carried out during the two years we were tennants. I will keep you posted on any replies i get.. We feel we are in for a long slog to a resolution

  5. Yes we did sign a renewed contract in March of this year for a further 6 months, but again, no Inventory was signed. We made a final offer to the Landlady of £250 because we are naive and just wanted it to end, this was accepted last week, unfortunately the Agents have came back today after ignoring several emails with requests for the Inventory, the quotes for work, and the previous inspection reports, this was accepted by the Landlady and we heard nothig again for 3 days, then today we have been informed that the Landlady wants more money from us. I have now withdrawn our offer and asked for a full refund of our deposit and again asked for the signed inventory.
  6. Hi Guys My partner and I are currently going through a dispute with our previous letting agent, same story as a few on here; they are making unreasonable deductions from our deposit. We began the tenancy 2 years ago so it was before the new Deposit Protection scheme. They want to take £450 in the name of the landlady for Gardening Decorating and cleaning carpets. As we were unaware of our rights we offered £130 for carpet cleaning but felt the other quotes were excessive and unreasonable. We have asked for previous inspection reports and the signed Inventory. They paddle round the issue and refuse to mention the Inventory but keep telling us they are waiting for the Landladies reply to our offer. It is now 5 weeks since we vacated the property. What would our next action be..? and would I be correct in saying if they didn’t produce the Inventory signed by us we should withdraw our offer and request our full deposit is returned. And what is an acceptable time frame for a resolve? Thanks for any help in this matter its very much appreciated
