Just to add YES welcomes rates are high, but they do take a risk in the people they are lending too. I have a loan through a compnay name FLM they are much worse then welcome

Actually they are stopping lending through a third party because it is thier least profitable market. They can get the agreement signed up and paid out but people are just not paying the money back unfortunatly
