  1. Well yesterday we provided our ID (in line with the money laundering regs), proof of deposit and our decision in principle that says the lender will lend the money (subject to valuation and confirmation of details). Our offer has also been accepted on the property... Surely we are a serious buyer seeing as we have just forked out over £1000 for a home buyers report and mortgage arrangement fee!! I just contacted Citizens advice and they confirmed that they couldnt see any justifiable reason why they cant let us have the HIP.... Thanks for your help though!
  2. We have just had an offer accepted on a house and yesterday i went into the estate agents and asked to see the Home Information Pack. The estate agent refused and said if i wanted to see it, i would need to go through my solicitor!! My understanding is, that these packs MUST be given to any new buyer or potential buyer at no cost (except any reasonable cost for photocopying and postage) She stated that they do have a copy on the computer, but in order to view it, i need to book an appointment with the mortgage adviser. Can an estate agent refuse to let me have the HIP? We refused their mortgage services last week as we went direct with Nationwide, but they insisted we MUST see their adviser to make sure we could afford the property. I told them in no uncertain terms, that they couldnt force us to see anybody, and that we had already applied with our chosen lender. They seem to be being a bit funny with us since this!! I have had a look on the net today, and from what i can see, they CAN NOT refuse to let us have the HIP but i just wanted clarification of this before i pay them a visit and give 'em what for!!

  4. Anyone done this? we have got a DIP and have now made a full application, and have paid the arrangement fee and valuation fee... what happens next? Nationwide are doing our conveyancing for us.... any idea on the timescale? Seeing as we applied online, is the rest of the process also online, or do we need to book an appointment to go into a branch? What are your views on the Online application.. did it actually speed things up, or not?
  5. So if i call Connells and tell them that we CHOSE the mortgage ourselves and received no advice, this wont be detrimental towards us? I have already told them that Nationwide will be dealing with the legal side of it, so i presume this is sufficient? They can then just call the seller and advise them to contact Nationwide if they have any queries.... as it is a repossessed house, i understand that you have to exhange contracts within 28 days, so i dont want anything to hold us up... hence the reason we applied for the mortgage online within 24 hours of our offer being accepted

We are first time buyers.. saw a house on the internet (through connells website), rang the branch and arranged a viewing Saw the house and decided we would like it, so put an offer in (through connells) The seller accepted the offer (it was a repossesed house and the seller is a bank) We went online and CHOSE a mortgage ourselves, applied online and got a Decision in Principle. We checked carefully and compared literally hundreds of different mortgages before we decided on Nationwide. Full application has now been done with Nationwide. We have chosen to use Nationwide to do the conveyancing side of it too, along with life insurance and buildings/contents (we did several quotes with different companies and Nationwide were the cheapest) Connells telephoned and said we needed to go in to do a financial breakdown... i said that wouldnt be necessary, as we had already decided who we were going to have our mortgage with and had already applied. The next day, we got a letter from Connells saying an appointment had been booked for us in a few days time to go through a mortgage review. I recalled them and said that we would not be attending as our mortgage had already been sorted (as they had already been told) I then receive a call from connells asking who out solicitor was and i explained that Nationwide would be handling our conveyancing for us. Connells also wanted to know who we had received financial advise from as the seller wanted to know?? My first question is... why does the seller want to know this? and do i have to tell them? ( i presume it is just connells trying to sell us something) and secondly... do i have to receive financial advise before taking a mortgage? I should also add that i WAS a finacial adviser for 5 years and have passed relevant qualifications (CeFA) but left the industry last year... so i know how mortgages work, the risks associated and how to budget etc... There is no need for us to see a financial adviser. Im a bit worried now that the seller will not sell to us becuase we havent seen an adviser. Can they do this? My understanding is that it would be a non advised sale, and we are perfectly ok to chose which mortgage we want online. I understand that a broker may be able to get us something a bit cheaper, but we trust nationwide (the savings deposit is with them) and it was OUR choice to go to them. We know the risks and have budgeted properly. Do they want this information because it was a repossessed house and it is a corporate seller? Surely the seller doesnt get involved in the finances of the buyer.. that is up to us to sort out, which is what we have done!!
  7. I filled out a questionnaire with natwest in order for them to look at my complaint quickly, as i believe i am in financial hardship. Basically, although i have a decent income and am not on any benefits, my monthly income is not enough to cover all of my outgoings,. Each month i am increasing a loan in order to repay my debts and living costs. Thus, my debt is actually getting bigger. To me, this is unacceptable, and its all because of the charges that NATWEST applied to my account. They owe me nearly £3700 in unfair bank charges. I took out a payday loan a few months back and now this has spiralled out of control. They take the full amoutn out every month and on top of all my other regular commitments, i am approx £600 OD each month. I dont have an overdraft on my current account at the moment, so i have to take out another payday loan so i actually have money for food and petrol. To me, this is financial hardship. My income does ot cover my outgoings and i have to resort to credit to buy food. Natwest have written to me today, and said that they do not consider me to be in a position of financial hardship and so they wont be looking at my case again until the result of the OFT case. I am distraught, to say the least Where do i go from here? any help would be much appreciated
  8. Hi, hopefuly you can help me. I had an account with Natwest which was passed to the BCW group for collection. I set up a payment plan with them and have stuck to this for the past 2 years. I now only owe approx £200 but i am in the process of reclaiming over £3600 in charges from Natwest (which is why this debt came about in the first place) Obvioulsy Natwest have put my claim on hold pending the outcome of the OFT case My question is, do i have to continue paying my monthly payment to BCW, or can i stop, pending the outcome of Natwests decision? Effectively the debt is now in dispute, so wondered if i am within my rights to stop paying until Natwest have repaid me my bank charges? Thanks for your help x
  9. Ok bit of an update. I didnt send the LBA, as i read somewhere on here that if i file for court, i cant adda ny more charges onto the amount they owe me. So i decided to wait for the outcome of the test case. Today i have received another fairly standard letter that explains what has happened in the recent high court hearing but basically says that my claim is still being put on hold until the outcome. I am sure many people who are currently battling with Natwest have received this letter, but just wondered what exactly it means to me. I presume that i just sit tight until we know any more. The way it is worded seems like i will never get my charges back Any advice?
  10. I have been stupid and a few months back i took out two of those awful payday loans... Basically, in order to get by, i have been paying them back each month and then taking them straight back out again. Without them, i will have no money for the rest of the month... thats how bad it has got. I need to break free of this cycle. I have recently got a payrise and have more money available each month. I am slowly paying off my debt and if it wasnt for these evil payday loans, i would have in excess of £500 per month spare. I have had debt problems in the past, so getting an unsecured loan isnt going to be easy (even though i could comfortably afford the repayments now) Could anyone provide me with some advice on how i can get out of this situation? I am so tired of having no money because of these loans and being dependant on them. I am becoming depressed because i work so hard during the month and then on payday, its all gone. Im stuck. Please help
  11. I have 3 accounts that i have defaulted on, and have beenpaying them back over the last couple of years. In the next few months, i am hopefully in the position to repay the outstanding balances in full on these account, but my question is... How quickly will they show as 'settled' on my record, and will my credit score improve immediately? If not, what legnth of time do i have to wait to see an improvement in my credit score? I know each lender is different, but just a rough answer would be great! Thanks
  12. Ok, so i will wait the 14 days and then send the LBA. Does the 14 days run from the day i sent the first letter, the day they received the first letter, or today (the day i received their reply)
  13. Ok, well i sent the prelim letter to natwest last week, kindly asking for my charges back. Today i have received a fairly standard letter, that reads: We acknowledge receipt of your complaint about bank charges. We believe that your complaint concerns the level, fairness or unlawfulness of charges. It would be our normal approach to resolve your complaint through our internal complaints process as quickly as possible. However, the bank (along with a number of other banks) has now become involved in legal proceedings with the OFT in relation to personal current account charges which we believe will resolve the legal issues regarding the fairness and legality of your bank charges. Until the determination of thelegal issues in the above proceedings, we have asked the FSA to suspend the normal timetable for dealing with bank charges complaints, and the FSA has agreed to this request subject to conditions to protect your rights..... It then goes on about if i am in financial hardship, this will be waived etc.. Where do i go from here? Does this mean i cant do anything until the results of the legal proceedings have been found? Or do i carry on with the next letter, regardless? Thanks
