  1. ok thanks, I'm just filling in my N1 form, asked my dad when he opened the account and he said about 25 years ago??? he hasn't got a clue what date because obviously that was a long time ago. what should i put as a date? 1982 or do i need a specific month/day?
  2. Hi all, I sent my Letter Before Action on the 22nd of June so obviously the 14 days have expired. should I now just start a small claim through the courts? Do i need to write another letter to Lloyds just letting them know I have started the claim? Thanks

  4. Thanks Barty, Just been reading even more of the site and confused. Is it best to use the MCOL or N1?? From what I've been reading MCOL has disadvantages?
  5. Sorry to hear about what has happened, this is the 2nd one ruled in favor to Lloyds isn't it? Ive just sent my LBA to Lloyds so am very worried as to weather or not i should continue? All the best with your next step though.

  7. If the agreement has a valid break clause the landlord can serve notice if he wanted to.

Ive been waiting all this time for some more statements from Lloyds and my dad told me yesterday he had internet banking Just calculated what they owe us and I'm sending the 1st approach letter tomorrow, along with a schedule of charges, any advise or anything on what i should be preparing for? Also I'm sending the letter to the registered address and not my branch, is this the correct thing to do?
  9. Thanks, do I need to ask them for more statements or can I just use the ones I've got. Like I say I can see the charge and the description its just the day thats a bit dodgy? would it go against me if I just proceed with these statements?
  10. Hi all, Ive today got my statements from Lloyds TSB. Couple of questions for you: 1) on the left hand side where the date is supposed to be I can only see the month and year, not the day? The printer seems to have been playing up when they printed my parents statements. 2) on the statements there are a couple of charges named "O/DRAFT USAGE FEE" can I claim back these charges? 3) Should the claim go to court, can I appear on behalf of my mum and dad as they do not want to go with the news on the latest win with Lloyds. Sorry for the questions, and i thank you all in advance for your comments
  11. If in England the Tenancy Agreement has fell into "Statutory Periodic". This basically means the tenancy is running month by month until either you or the landlord gives notice. This notice must run in accordance with the original Tenancy start date. (E.g if you started your tenancy on the 12th of a month you must serve notice before the 12th for it to expire on the 11th of the following month and its the same for the landlord except he has to give 2 months notice) With regards to the repairs i would send a letter to the agents/landlord saying you will withhold rent unless the repairs are carried out promptly.
  12. My background in a nutshell... Started working for large corporate Letting agency in 2003. Started out there as a Assistant Property Manager. Achieve a distinction in ARLA level one and taking ARLA level 2 later on this year, (July 20th or thereabouts). I now work for a letting agency in the midlands who have been established for 2 1/2 years. (My previous area manager of the large corporate company set the business up and took me with him) We started with 10 Managed Units and now Manage 767 (end of April 2007).
  13. I like to think so, you are giving the ignorant landlord 14 days though, I suppose I was being a little premature with 7 days, lol. It makes me mad though how landlords think they can hold deposits for so long. We've just got rid of one of our landlords because he was a pain in the arse returning deposits when tenants had left the property in excellent condition.
