  1. Thank you Stu. The engineer came yesterday thankfully all was well. He had arranged for yesterday and even said he's given his friend permission to enter the flat as I will "probably be at work". I quickly reminded him that without my permission, no one is entering. It's seriously everything with this guy.

    And yes I agree, everytime I start to feel bad for the landlord I just remember that not securimng a deposit sucks but it's not going to kill you, not doing a gas safety on the other hand... And I know that's extreme but annoys me when I think about it.

    At least it's done now.

    What is the likely outcome here? I'm not looking to gain anything it's purely because he's negligence (and mine to an extent) could be rather dangerous and his ignorance.

     

    To top it off, I sent a lengthy email outlining things he's missed and he just responded with "Let me know when you want me to sort out the certificate and I'll organise it'.

    Too laid back..

     

     

  3. Hi guys,

     

    - Moved in to a private rental flat end of January, 12 month AST with 2 month notice.

    - Private landlord, aquantance of a friend. First time renting to someone, he seems very 'laid back'.

    - We met last December to discuss terms. I was heading abroad for 6 weeks and he was moving to Spain whilst I was away.

    - He's UK address is under he's friends address who holds spare keys. (I picked keys from him)

    - Came back and had planned to move in on the 29th Jan as stated in contract.

    - First week I made a couple of complaints about noise/neighbors and the fact he had left his old junk in the flat for me to clear (bathroom shelf still had beard trimmings, old pair of crocs lying about, dirty sheets, broken vaccum etc), his response (Just leave it in the park someone will pick it up)

    - LL was seemingly annoyed by my complaints, emailed end of March that I still hadn't heard back from a deposit scheme and got no answer from LL.

    - Sent LL email yesterday once again asking for deposit info, still no answer but got automated email from DPS welcoming me on my 'new' account.

    - I've since read Gas/elect certificates should be provided which has made more concerned since he hasn't protetected my deposit and I haven't got any safety cetfificates.

     

    What's my next step? He clearly thinks by registering me up for a DPS account suddenly is acceptable. I wanted to get advice on how to properly write a letter regarding not only the deposit but the

    safety certificates.

     

    I can't afford to move out but I'm also annoyed that I emailed back in March asking him about my deposit which he ignored!

    I'm going to go over the other 2 CRA (Experian/Equifax) and make are everything is correct with addresses, should I then expect an influx of letters if I were to update old addresses? I've moved a lot so only have a rough estimate of time (shared housing).

     

    I only have a CCJ, all over debts have been paid/cleared. 

     

    On all 3 I'm on the electoral roll at my current address.

    I've been searching around the web but cannot find an answer to this: I want to know if a CCJ is linked to a name + address or name + other details.


    I want to check my details via the trustonline but seeing as each address costs an additional £6 I want to make it count. Is the best way just to register on the big 3 CRA and list every known address even if the dates aren't perfect? My issue is I've moved around dozens of times and can only piece a few of them together.

     

    I was sent a CCJ to an old address over 5 years back I had no idea of this until a few years later. If someone was to search my last 3 addresses + full name would this CCJ show or is it only if they have the address the CCJ was sent too? Noddle shows this CCJ at an old address but experian + equifax are clean.

     

    So it made me wonder how a CCJ actually gets linked.

    Indeed.

    My thinking was maybe offer them a lower price just to get them out of my hair.

    I made a thread last year about the same CCJ for another reason but as it gets closer to 6 years I've been thinking about the 'what if'.

     

    I've been trying to find people who've had a CCJ reapplied, not many I must say and I don't know the reason behind it (I hear the courts can favour claimants if the debtor was out of the country etc.

     

    How much does it cost them?

    I've a 5.5 year old CCJ which I only found out checking my report as it was sent to an old address. It was sent a month after I moved (2015).

    Lowell have recently written to me reminding me of the CCJ to my new address.

     

    My question is: If it was to go past 6 years and Lowell tried to re-apply,

    1. Would I be notified by the courts at my new address or

    2. Is it simple a extension of the old CCJ with no chance to defend

    3. They send the CCJ to the old address again?

     

    After so many years the last thing I want to do is be in contact with a DCA.

    I know I don't get to choose but had this been the bank, I'd feel much better contact/setting up a repayment (which ironically is what I should have done before all of this!)

    Nearly a year ago I sent a SB letter to Robinson Way, they responded they'll update their records but I never specifically said "this is my new address" on the letter. My question is when moving house is it enough to put the new address on the top of the letter or do you need to explicitly state "this is my new address"?

     

    I've not heard from them since but you never know.

  9. No T can serve valid NTQ until end of fixed tern, but T can offer early Surrender on LLs terms.

    LL cannot benefit from 2 overlapping rents but it could be 2 months to find an acceptable replacement and occupies. I doubt OP would sue for a few days overlap

    LL is doing the OP a favour IMO.

     

    I'm most likely going to be doing viewings so the new tenant will probably be signing the tenancy whilst I'm still in the property.

    I did always wonder how it worked when people say the LL can request for amount for ending early but then have someone else move in a few days later.

    As initially you say he wants the money but in last post you say he just wants all bills paid

     

    All bills plus two months rent. It's a private let.

     

    ...and if it’s a fixed term agreement he’s entitled to demand the rent right up to end date...

     

    I don't disagree. I'm not not going to pay, I'd just like to know if he is correct in asking for two months rent when someone will be taking over my room shortly.

    Sorry guys, I meant 'There isn't a break clause'.

     

    Date of tenancy 1st Sept 2017, ends on 31st Aug 2018. Emailed landlord March 1st 2018.

     

    The LL is fine with the moving out, just wants all bills paid when leaving.
